Fuck the Melbourne rental market

froginasock  said about 3 years ago  or at  10:23AM on Friday, February 22 2008 in chat

A thread to bitch about how bad its gotten over the last few years.

Friend of mine has been overseas for a bit, is about to start looking for a house here and was convinced we were joking when we told him about rocking up to shitholes in dodgy spots with overinflated rents and still having 50 people show up for the inspection.

And the masked bidding up on rent going on behind the scenes. And people offering x months rent in advance. And so on.

I think the poor guy is gonna struggle. I haven't been in the market for a bit, but is it still as bad in Melbs as it was this time last year?

You bet, it's a nightmare.

mcbaino  said about 3 years ago:

Its a joke. The worst part of it is these smalmy real estate rental manager fucknuts think they are almighty and powerful because they have people begging them all day long. useless cunce.

Dan_Crad  said about 3 years ago:

Real Estate agents are down there with pedo's and corrupt pollies.

So glad I rent privately.

Punch  said about 3 years ago:

i dread the idea that i will probably be back on the market again in august after our lease is up. finding a house was bollocks last year, and right now my sister is having trouble merely finding a room.

outerspacextrapnel  said about 3 years ago:

What's even worse is that the rental managers are the bottom feeders of the real estate world. They're like the auctioneers without the arrogant charm and rat cunning.

Punch  said about 3 years ago:

our current biggin and scott agent is the most lowlife piece of shit i have ever met. they inspected our house without due notification last year. but what can you do?

turtle  said about 3 years ago:

We recently had a room available in our place, people were offering us above the advertised amount to secure the room, we didnt take it, but it just shows how dire the situation is at the moment

AlterEgo  said about 3 years ago:

punch: report them to the tenancies tribunal? that shit is illegal!

Snake  said about 3 years ago:

This is the worst possible time of the year you could look for a house though. All the Uni students etc. heading back to study and snapping up all the houses with daddy's retirement $$$.

Peaches  said about 3 years ago:

RUN real estate advertise places for half and hour and when you call about an inspection, they tell you it's gone. Or by the time they return your phone call, it's gone.

You have to fill out countless applications before you even GO to the inspection and even then, there is a poor chance of getting it if you don't offer more rent/aren't a professional couple.

Punch  said about 3 years ago:

yeah we can submit a breach of duty report but ultimately it is their word against ours - nothing to stop them doing it again to anyone else.

JunkiePhil  said about 3 years ago:

The only reason we can't take them to the Tribunal over it, is that we had a cat at the time + I had some herbs growing that wen't regulation.
Both are gone now, so if they do it again, we'll take em down.

AlterEgo  said about 3 years ago:

i wont even look at houses listed by run, peaches. they're total cunts. they used to tell me i hadn't payed my rent all the time when i had, etc etc. AVOID.

mcbaino  said about 3 years ago:

mmmmm... non regulation herbs........

LoadMyRig  said about 3 years ago:

i am dreading this process.

froginasock  said about 3 years ago:

We got notification that our rent is goin up. We're gonna lodge a thing against it, but not holding out too much hope. Richmond is a bitch.

Peaches  said about 3 years ago:

Same here, I would close them down if I could.

I like the idea of a real estate agency that only deals in rentals, but the way they 'run' it, is infuriating.

Loungey  said about 3 years ago:

Try and write a cover letter when you apply for a place. telling them you are responsible, have a bla bla job etc etc. showing your bank details/pay slips when you apply is helpful too. it sucks, but if you want a place, you've got to.

I was looking for ages and kept applying.. then i tried the letter, and got the place

mcbaino  said about 3 years ago:

they can put your rent up anytime they like, provided they haven't done it already within 6 months before. its a dog eat dog world out there on the rental market - if your in a place your even half happy with DONT GO ANYWHERE......

Punch  said about 3 years ago:

that's bullshit, phil. the only thing we can do about their failure to notify us is a breach of duty report, which is the same process they went through for the cat - it's a slap on the wrist ''don't do it again'' with no repercussions. that is all. the plants also are completely irrelevant as they were unnoticed.

lets start our own fucken share house!

i remember going to check a small room to rent in brunswick west and it was an unused laundry! the room would have been just over 1m wide and about 2m long. rent was $50 per week plus bills and internet.

anyone know this place in sydney rd?

you probably cant tell by looking at it but its a fucken big share house with heaps of rooms. i checked out the place a few years ago and its pretty nice. 2 big studio style rooms in the front and many student/bunk bed study rooms they are small but nice.

no this is a laundry in a house not a laundromat or such

Jerm  said 29 days ago:

Yep, that's what I meant. His is in a share house with a bunch of other people

jbiz  said 29 days ago:

Back in the day a friend rented the closet space underneath a large staircase. It was pretty much a single mattress with shelves on one side. From memory I think it was $20/wk

Jerm  said 21 days ago:

Ah fuck. Just got a call from my real estate agent telling me that the landlord's going to be selling the place in a couple of months. We're on a rolling month-to-month lease so I don't think there's much we can do to halt the process (though she mentioned something about compensation).

After living here for over 2 years, it seems pretty fucking unlikely that we'll find another 2 bedroom place this good in Alphington for $270 a week..

Temet  said 21 days ago:

Happened to me, Jerm. Nothing you can do about it, unfortunately, unless the new owner wants a) tenants and b) tenants that are you.

Jerm  said 21 days ago:

Bloodbath!

Jerm  said 21 days ago:

xpost..

Yeah, I was wondering that Temet. What did you do when you were told? The place is probably worth sticking around to see if the new owners (providing they sell it) do want tenants. Landlord is at least meeting me in person to discuss things in full

hungryhungryhippo  said 21 days ago:

They might offer cheap rent while selling so you keep it nice for inspections tho.

fakeplasticme  said 12 days ago:

Offered $20 p/w extra on a one bedroom unit on Moreland Road last week. Find out tomorrow whether we got it or not. I hate the concept of rental bidding, but we applied for two or three other places in the area (only offering the advertised rate) - had our completed application forms, cover letter, photocopied ID/payslips/bank statements, employer references ready at the inspections - and didn't hear back from any of them, not even to let us know we were unsuccessful. We were friendly to one particular agent, chatted to him for a few minutes at the inspection, and he promised us a call back on Monday or Tuesday. Hadn't heard back by Wednesday morning, phoned the office and was promised a call back - which never eventuated.

I hate this shit.

fakeplasticme  said 7 days ago:

We got the place we offered an extra $20 p/w for despite being up against 20-odd other applicants.... money talks.

anonymous  said 7 days ago:

plenty for for lease signs in Richmond at the moment.

puretokyo  said 2 days ago:

Where's the sweet spot these days? I might be doing the rental thing soon.

Temet  said 2 days ago:

What did you do when you were told?

Waited until the new owners decided what they wanted. It wasn't tenants.
